Springs Openers Doors

Garage Doors in AllanburgOriginal door.
Still worth keeping.

Plenty of houses in Allanburg still open the wood or early steel door they were built with, often on extension springs. Those doors deserve a technician who knows them: how to true a sagging section, add safety cables, replace worn pulleys, and bring the hardware up to date without losing the look of the house. The same crew covers Black Horse Corner.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 55 in 100 homes · older homes
  • About 55% of homes in Thorold were built in 1980 or earlier, according to the 2021 Census.Wood door frames in an older house settle and swell over the decades, which can leave a door rubbing on one side. Rather than forcing the opener, the technician trues the tracks, adjusts the jamb seals and sets the door so it travels freely again.
  • Single-detached houses make up about 69% of homes in Thorold (2021 Census). In neighbourhoods of detached homes the garage door usually faces the street and takes up much of the front of the house, so its condition shapes how the whole property looks. A straight, quiet, well-finished door is as much a part of the curb appeal as the front door.

Garage Door Tune-Up

Illustrative garage doors scene; not an actual job — Allanburg
The call
You pulled the red cord to lift the door by hand during a power cut and it felt like lifting a car. The opener has been doing all the work and grumbling about it, and you are not sure how long that can go on.
First step
The opener's connections and safety devices

Extension Spring Replacement

Two detached extension springs with hooked ends on a garage bench. — Extension Spring Replacement, Allanburg
The call
Open the door by hand and it drifts back down on its own, a little at first and then all at once. Nothing is broken that you can see, but the springs along the tracks look tired, rusty and slightly sagging.
First step
The rest of the door, and why the spring went

Garage Door Balance Adjustment

A person stands beside a closed sectional door beneath its overhead spring assembly. — Garage Door Balance Adjustment, Allanburg
The call
The opener has started to groan on the way up. The door climbs slowly, hesitates near the top, and on the way down it sometimes stops a hand's width above the floor and reverses, as if something were in the way when nothing is.
First step
Cables, drums and whether the door sits level

Belt-Drive Opener Repair

A toothed black drive belt lies in an open cardboard box beside small metal fittings on a garage workbench. — Belt-Drive Opener Repair, Allanburg
The call
Press the remote and the motor runs its full cycle, lights on, the usual whir, but the door does not move a centimetre. Up at the trolley, the belt is hanging loose where a small plastic clip used to hold it.
First step
Sprocket, pulley and the shavings that give them away

Anatomy of a garage door

ScaleNot to scale

A well-set spring system means the door will stay wherever you leave it, half open included. That is the standard we work to on every spring and cable job.

  1. Part 1The panels

    Garage Door Panel Replacement

Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

The door shudders as it rises, worst where the track bends from vertical to horizontal. Watching from inside, you can see one section rock from side to side while the others sit still, and the whole door lands with a clunk.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door goes up perfectly. Coming down is the trouble: partway to the floor it stops, climbs back to the top, and the light on the opener blinks at you.

Frequently asked questions

Do I need to be home for the tune-up?

It helps to be there, at least at the start and the end. At the start you can describe what you have noticed and where, and open the garage. At the end the technician walks you through the record, shows you the balance test and the reversal tests, and points out anything to watch. If you cannot stay, arrange access and a way to reach you by phone so any part replacement can be approved before it is done.

The door creeps open on its own. Is that a spring problem?

Usually, yes. A door that rises from the floor or from halfway without help has springs pulling harder than the door weighs, which happens when a heavier-rated pair was fitted, when the hooks were set with too much stretch, or when a door has been made lighter by a panel change. It also puts strain on the opener, which has to hold the door down. Weighing the door and fitting the correct rating, set evenly, settles it.

What does it mean for a garage door to be balanced?

It means the springs carry nearly all of the door's weight, so the door itself feels close to weightless. Balanced, it will stay put at any partly open position when moved by hand, stay fully open on its own, and close without slamming. The opener then only has to guide the door rather than lift it, which is how it was designed to work.

How long does a belt-drive repair take?

A tension adjustment with the safety tests is a short visit. Replacing the belt, trolley or idler pulley, then phasing the motor, relearning limits and running the reversal tests, is usually an hour or two. A gear-and-sprocket kit at the motor head takes longer because the head unit is opened. If the balance test turns up spring work, that is agreed as a separate job with its own time.
