When a bedroom or office sits over the garage in Port Robinson, the door is part of the building envelope. An insulated door, tight weatherstrip and a properly adjusted bottom seal make that room noticeably more comfortable in January and July alike, and the difference shows up on the heating bill.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 55 in 100 homes · older homes
  • About 55% of homes in Thorold were built in 1980 or earlier, according to the 2021 Census.Extension springs are common on older doors, and they should carry a safety cable through the middle so a broken spring is held rather than flung. Adding those cables is a small job the technician checks for and offers on any older door he services.
  • Single-detached houses make up about 69% of homes in Thorold (2021 Census).Family homes with their own garage tend to use it as the everyday entrance, so the door sees many cycles a week and the auto-reverse and photo-eyes matter for children and pets. We test both on every visit and set the force so the door stops on a light touch.

ScaleNot to scale

A well-set spring system means the door will stay wherever you leave it, half open included. That is the standard we work to on every spring and cable job.

  1. Part 1The panels

    Garage Door Panel Replacement

Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

The door shudders as it rises, worst where the track bends from vertical to horizontal. Watching from inside, you can see one section rock from side to side while the others sit still, and the whole door lands with a clunk.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door goes up perfectly. Coming down is the trouble: partway to the floor it stops, climbs back to the top, and the light on the opener blinks at you.

Frequently asked questions

Will you tell me if the door should not be used?

Yes, plainly and at the door. A slack or frayed cable, a gap in a spring coil, a door hanging crooked, a bracket pulling out of the framing or an opener that fails the reversal test are the kinds of findings that put an item in the stop-use group. When that happens you see the reason yourself, the door is left resting in a safe spot with the opener unhooked, and the fix is written up and quoted so it can be booked.

How is a reset different from a track repair?

In a reset the rail is sound and the work is putting rollers, cables and sections back where that rail expects them, with minor alignment corrections. In a track repair the rail itself is the problem and must be straightened, re-hung or partly replaced first. One visit can include both, and the technician tells you which you need after looking at the door rather than guessing from the description.

Can I keep using the door while I wait for the section?

If the damage is cosmetic and the hinges, rollers and cables are sound, the door can usually stay in service. If a section is folded, a hinge has pulled out or a cable has slackened, the technician braces the door, disconnects the opener and asks you to leave it closed, because the opener pulling on a weakened section can turn a repairable door into a larger job. You will be told clearly which applies.

Should I choose the tallest seal available?

Not as a rule. The seal should fill the measured gap with a little compression to spare. A profile far taller than the gap gets squashed flat, wears at the fold, bows the bottom section and can make the opener reverse. Where the floor dips at one end, a taller bulb is the right call for that door; where the floor is flat, a standard height lasts longer. Measuring first is what settles it.
