When a bedroom or office sits over the garage in Beaver Dams, the door is part of the building envelope. An insulated door, tight weatherstrip and a properly adjusted bottom seal make that room noticeably more comfortable in January and July alike, and the difference shows up on the heating bill.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 55 in 100 homes · older homes
  • About 55% of homes in Thorold were built in 1980 or earlier, according to the 2021 Census.Where most houses were built a generation or more ago, a good share of garage doors are still the originals: wood or early steel sections on extension springs. Those doors respond well to fresh pulleys, safety cables and a careful balance, and the technician carries the parts for them.
  • Single-detached houses make up about 69% of homes in Thorold (2021 Census).A detached house with its own garage is a natural fit for upgrades that need space: a jackshaft opener to free the ceiling, a high-lift door for a car hoist, or a wider door when a bigger vehicle arrives. The technician measures the opening and headroom and says what fits.

ScaleNot to scale

A well-set spring system means the door will stay wherever you leave it, half open included. That is the standard we work to on every spring and cable job.

  1. Part 1The panels

    Garage Door Panel Replacement

Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

The door shudders as it rises, worst where the track bends from vertical to horizontal. Watching from inside, you can see one section rock from side to side while the others sit still, and the whole door lands with a clunk.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door goes up perfectly. Coming down is the trouble: partway to the floor it stops, climbs back to the top, and the light on the opener blinks at you.

Garage Door Safety Inspection. A tenant mentioned the door is louder than it used to be.

Frequently asked questions

Do I need to be home for the tune-up?

It helps to be there, at least at the start and the end. At the start you can describe what you have noticed and where, and open the garage. At the end the technician walks you through the record, shows you the balance test and the reversal tests, and points out anything to watch. If you cannot stay, arrange access and a way to reach you by phone so any part replacement can be approved before it is done.

How is a reset different from a track repair?

In a reset the rail is sound and the work is putting rollers, cables and sections back where that rail expects them, with minor alignment corrections. In a track repair the rail itself is the problem and must be straightened, re-hung or partly replaced first. One visit can include both, and the technician tells you which you need after looking at the door rather than guessing from the description.

What are perimeter seals made of?

Most residential seals are flexible vinyl or a rubber compound formed into a fin that bends against the door. They come either as a flexible strip that is nailed to a wood stop or moulded onto a rigid vinyl stop as one piece. Commercial doors sometimes use an aluminum retainer holding a replaceable rubber insert, or a brush seal. Manufacturers make them to flex thousands of times as the door operates.

What happens during the visit?

The opener is disconnected and the door lowered by hand and checked for level. The lock is identified and examined: handle, spindle, centre body, bars, guides, cylinder, fixings and track slots. Adjustments come first, then any worn parts are renewed, and the lock is worked from both sides with the door shut. The opener is reconnected and run, and you are shown how the lock and opener are to be used together.
